GMI, acting as Development Managers for Innovate Holdings, have been instrumental in the procurement of the UK’s “greenest” building at Thorpe Park - a multi award winning project.
This scheme has recently been awarded a BREEAM score of 87.55%, the highest rating ever achieved. At the same time, an Environmental Performance Indicator score of 10 (the maximum attainable) was awarded. BREEAM for Offices is a widely recognised labelling tool to establish the environmental credentials of an office building.
This 43,000 sq ft building was developed in conjunction with Yorkshire Forward (the Regional Development Agency), who contributed circa £1million towards this exemplar project. |

The building has been constructed using a high thermal mass hollow pre cast concrete panel system allowing air to be passed through the fabric to minimise energy consumption and temperature fluctuations. It features a Green sedum Roof, rain water recycling system, a combined heat and power plant and vacuum drainage amongst its innovations.
Sophisticated computer modelling techniques employed in the design process, indicate that energy consumption in use, will be approximately one quarter that of a conventional office building. Recently completed, the building is now being fitted out in preparation for occupation. The performance of the building will be monitored by the University of Leeds to provide empirical evidence of cost in use.
